Level Sensors for Building Water Tanks

Level sensors for water tanks, sumps and cooling towers in buildings and utilities.

View Products

A water tank level sensor measures or switches on how full a tank is, so the BMS or a pump controller can trend usage, raise alarms and start pumps. This page covers hydrostatic, ultrasonic and capacitance transmitters plus a pressure switch, from Trumen and Beck, for overhead tanks, sumps and cooling towers. For industrial tanks, see level switches and transmitters.

Level Sensors for Building Water Tanks Guide

Which level technology fits my tank

  • Hydrostatic: a hydrostatic continuous level transmitter sits at the tank bottom and reads the water pressure above it, for 1 to 200 mH2O, and is the usual choice for sumps and underground tanks.
  • Ultrasonic: an ultrasonic level transmitter mounts on top and measures a sound pulse's travel time, so nothing touches the water, good for tanks you can't open from below.
  • Capacitance: a capacitance continuous level transmitter uses a probe that forms a capacitor with the tank wall, and also suits diesel and oil tanks, not just water.
  • Low-range transmitter: the HVAC water level transmitter covers tanks up to about 6 m and reports straight to the BMS.
  • Switch only: the pressure switch gives a single on/off contact for pump start and stop, with no continuous reading.

Choosing a water tank level sensor

  • Continuous or on/off: choose a transmitter (hydrostatic, ultrasonic or capacitance) if you need to trend the level or set multiple alarm points. Choose the pressure switch if you only need to start and stop a pump at one depth.
  • Mounting: hydrostatic and capacitance probes go into the tank from the top or side. Ultrasonic mounts above the liquid with no wetted parts.
  • Tank depth: hydrostatic transmitters cover 1 to 200 mH2O; the low-range transmitter suits tanks up to about 6 m.
  • Liquid type: for diesel or oil day tanks alongside water tanks, the capacitance transmitter handles both.
  • BMS connection: most models give 4 to 20 mA, and some add Modbus RTU or relay outputs.

Most buildings mix technologies: a hydrostatic or ultrasonic transmitter for the main tank reading, and a pressure switch as a backup pump trip. For process and industrial tanks, see level switches and transmitters or level transmitters for solids and liquids.

FAQ

Common questions

Which sensor suits an overhead water tank?

A hydrostatic or ultrasonic transmitter gives a continuous reading, so you can see the exact level and trend it over time. A pressure switch is enough if you only need to start and stop the transfer pump at one set depth, without a continuous value on the BMS.

Can the same sensor measure a diesel tank?

A capacitance transmitter measures water, diesel and edible oil, because the probe responds to the liquid's dielectric property rather than its conductivity. Hydrostatic and ultrasonic transmitters are usually specified for water. Tell us the liquid and tank depth and we'll confirm the right probe.

How do I connect a level sensor to the BMS?

Most Trumen and Beck level sensors give a 4 to 20 mA signal that any BMS input card reads directly. The hydrostatic transmitter and the ultrasonic transmitter also offer RS485 Modbus, which lets one controller poll several tanks over a single cable instead of wiring each one back separately.

What is the difference between a level switch and a level transmitter?

A level switch, like the pressure switch on this page, gives one on/off contact at a fixed depth, enough for pump start/stop or a single alarm. A level transmitter gives a continuous signal proportional to the level, so the BMS can display the exact reading, trend usage and set several alarm points on one device.

Which sensor works in an underground sump?

A submersible hydrostatic transmitter is the usual choice, because it hangs in the sump and reads the water pressure above it down to a small footprint. An ultrasonic transmitter also works if you can mount it above the sump opening, clear of any turbulence from the inlet pipe.

Can a level sensor monitor a fire water tank?

Yes. Hydrostatic and ultrasonic transmitters, and the low-range Beck transmitter, all report fire water tank levels to the BMS alongside cooling tower and domestic tanks. They don't replace any dedicated level devices required by fire regulations, so check what your fire system separately needs.
